What Is Trust Deed Investing

Trust deed investing can be a confusing term for many if they don’t have intimate knowledge of the investing landscape. To put it in simple terms, trust deed investing is loaning money that is secured by real estate property or properties. Trust deed investments are usually made to experienced real estate investors/contractors for a short term (two years or less). The property is often in a distressed state requiring repairs that the investor can buy at a reduced price, repair, and then sell for a profit. Due to the distressed nature of these properties and not being immediately “move-in ready”, banks are often unwilling or unable to lend to opportunistic real estate investors. This isn’t because it is a risky loan, but because bank real estate loans must meet strict underwriting guidelines. Since banks are usually not an option in this instance, real estate investors are often left with limited options which usually involve relatively high interest rates.
